Zoning Permit

  • A Zoning Permit ensures that the structure you plan to build is permitted within the zoning district where it will be located and verifies that all required setback standards are met.


In Huston Township, a zoning permit must be obtained prior to the issuance of a building permit. It is unlawful for any person to begin construction, alter a structure, or change the use of land without first receiving an approved zoning permit.

Building Permit Application Process

Before applying for a Building Permit, you must first obtain a Zoning Permit. You must also provide two (2) sets of plans and any of the following items if required:

Additional Required Documents (when applicable)

  • Sewage Permit – Required for all new construction or for renovations that add bedroom(s).
  • Highway Occupancy Permit – Required when:
    • A new driveway is added, or
    • The property accesses a PA State Road (permit issued by the Roadmaster or PennDOT), or
    • Centre County requires it.
  • Site/Plot Plan – A map or sketch showing the structure’s location and distances from all property lines.

BUILDING PERMIT APPLICATION


 

When a Building Permit is Not Required

A Building Permit is not required if the structure meets any of the following:

  • It is an accessory structure under 1,000 sq. ft. and not attached to a dwelling.
  • It qualifies as an Agricultural Building
    • (An Agricultural Exemption Form must be completed.)
  • It qualifies as a Recreational Cabin (as defined by applicable regulations).

Addressing Requirements

All commercial and residential buildings must have an assigned address.

Accessory structures are exempt from this requirement.

Addresses are assigned by Centre County 911.
